The project includes the development of 1,242 lots, golf course, office and commercial properties located on over 1,000-acres. The design occurred over 20 phases and included road design for several miles of road, county road improvements, stormwater systems, utilities, and erosion control.
Blalock Lakes

The project includes the development of 399 lots in three phases. Amenities include a preserve area including hunting, shooting, equestrian area and fishing lakes. The design involved dam rehabilitation, county road improvements, water distribution, and erosion control.

The project included 2,700 lots, 18 hole golf course, 50-acre amenity area with swim and tennis facilities, and 40-acre commercial site located on a total of 1,870-acres. The multi-phase design included new roads, grading, stormwater management, sewer outfalls and lift stations, utilities, and erosion control.

The project includes three master planned developments with single family residential, golf course, office and commercial property. The overall development included more than 50 phases with 2,300 lots on 1,500-acres. The design included several miles of new roads, State and County road improvements, stormwater management, utilities, erosion control, and wetlands coordination.
Callaway Gardens Living

This project included the development of 272 lots, LEED certified sales center, and golf practice facility on 138-acres of resort property. The design occurred throughout five distinct neighborhoods and included more than 20,000 linear feet of new roads, stormwater management with creative water quality solutions, reuse irrigation, and low-pressure sewer. Services included construction managment, topographic and boundary surveys. Special care was taken to develop with minimal impact to the environment.

The project included the development of 38 attached ranch condominiums on 9-acres for a Senior-Living community. Survey services included ALTA survey, field-run topography and construction layout.

The project included the development of 27 detached condominiums on 7.5-acres for a Senior-Living community. Design included mass-grading, utility services, road design and compliance with ADA regulations.

Evans. The project was a 26-acre site with 10 apartment buildings, 5 garage buildings, and an amenity center. Gaskins provided construction staking for clearing, grading, utilities, ponds, asphalt and header curb. The clients required an ALTA as-built upon completion.
Lake Arrowhead

The project includes a 1,300-acre expansion within an existing 8,500-acre master planned community. The design includes the development of 1,500 single family units, 30-acres of commercial development, 2 miles of sanitary sewer outfall, 7,000 linear foot arterial road design with multiple roundabouts, coordination of traffic study conditions and multiple bridge designs.
Lake Arrowhead Golf Club

The redeveloped championship golf course opened in 2008 with a new clubhouse and practice facility. The engineering design incorporated advanced water quality features. Gaskins also provided surveying services for design and construction.
Lake Arrowhead Great Festival Park

The project included a 20-acre park with swimming pool, batting cage, volleyball and basketball courts, and walking trails. Located adjacent to the 267 space parking lot is one of the community post office box depots. The design included mass grading, tree plan, bio-retention pond, and pocket wetland design.

Sharp Residential
The project included the development of 220 lots located on 100-acres. The multi-phase design includes new roadway, improvements to S.R. 92 with the addition of a right in/right out driveway and deceleration lane, stormwater management and hydrology study of a lake with an improved dam, utilities, lift station, and erosion control.
Lodge at Bridgemill
United Group
The project was for the construction of a 5 story independent senior living apartment with 150 units and a 1.4-acre building footprint on a 8.5-acre site. Gaskins was responsible for the initial boundary and topographic survey. Services also included staking for construction, clearing limits, grading, utilities, parking layout, a 2,300 linear foot perimeter wall, columns, and elevator shafts. At the end of construction Gaskins performed an ALTA as-built survey.

This project includes the development of 100 lots on 86-acres. The scope of work included the original site design for the Clubhouse and a renovation later. Also, included was the Mountain View and Lake View Traditional 18 hole golf course.

The design occurred over 5 phases and included several miles of new roads, existing county road improvements, two state highway entrances, stormwater management, hydrology studies, utilities, and erosion control.

Also, NPDES monitoring was provided.
